Board of Trustees Meeting

May 31, 2025

I. Call to Order

The meeting was called to order by association President, Bob Alimpich, at 8:59 AM.

II. Trustees Present

Bob Alimpich, Liz Alimpich, Debbie Bonneau, Janice Hall (excused), John Medovarsky, Don McColman, Lynn Secord, Dottie Schulte, Sandy Warner (on phone)

III. Reading of the May 17,2025 Minutes

Debbie motioned to accept the May 17, 2025 Minutes as corrected. Dottie seconded. All in favor. Motion passed. (202506) Bob stated that it should say small claims and not liens under the treasurer’s report.

IV. Treasurer’s Report

The statements are in the mail. Liz reported that there is $37,770 in the checking account. Liz needs to look at what Bob reported at the May 17 meeting. She will address that at the June 14 meeting.

V. Member Comments/Concerns

Glady Stablein discussed Mill Creek. She suggested that Worth Township and Sanilac County have a responsibility to maintain Mill Creek. They have an obligation and the authority to address issues with the creek.

Stuart Weidenbach introduced himself to the Board. He has a degree in Graphic Design and is an IT professional. He has volunteered to work on designing a new website for us and help with flyers and other projects. He owns a house on Pine and Lakeview.

VI. Clubhouse Manager-Jan Britz

Jan discussed bookings at the clubhouse. June 14 is still available for an event. When a contract is signed, that secures the date for the rental.

Jan will be decorating the clubhouse with a 50’s theme for the Saturday, June 7, event. She has a lot of fun props. The Welcome Back/50’s dance will start at 6:00 PM. It is a family friendly event. Jan will give swing and hand jive lessons. Please bring a dessert or appetizers to share and your own beverages. Jan Hall and Lynn will help with this event.





VII. Bluff/Parkway-Debbie, Liz, Lynn, Sandy

Liz reported that Shawn worked for six hours on Monday. Lynn and Liz supervised Shawn. Liz and Lynn also cleaned off the Worth bench. Phase Two of the Bluff Report is on the website under Minutes. Shawn completed some of the work on the report. He will continue Monday, June 16. He will start at Ivy and maintain the work done last year.

Liz has sanded the bench that will be placed at Rosewood on the new concrete slab. Liz and Bob spread dirt where the old bench was located and near the new slab. Seed was placed on both places. They want to apply a coat of Water Lox on the bench before setting it on the new slab. The Water Lox is to preserve the wood.

VIII. Beaches/Boat Ramp

The boat ramp is installed with the new material to provide traction. It is recommended to wear shoes on the ramp. John thanked Bob Alimpich and Kim Coburn for their help with the boat ramp. They spent the whole day installing the gripping material.

Dottie reported that the garbage left on the beach was cleaned up. Dottie would like the Board to require that all kayaks and boats be removed from the beaches in the fall. There was a discussion about how that could be done and what would happen to boats/kayaks not removed in the fall. Lynn suggested that Block Captains could help with their beaches. The concern is that some boats/kayaks have not been moved or used in years.

There was a discussion about labeling/numbering the jetties. John started to do this last year with a stencil and paint. He is now thinking a metal plate might be better. The paint has started to flake off. Numbering the jetties would help to clearly identify each jetty for repairs.

There was a discussion about labeling staircases with their street names. Bob had asked Stuart if he could help with this project. Dottie has a lot of driftwood and had thought of hanging signs at the bottom of the stairs to help identify each staircase.

IX. Clubhouse/Playground

Bob thanked Jan Hall for raking the playground and for helping with the concrete slab for the bench at Rosewood. Bob changed the outdoor light near the garage at the clubhouse. The light now shines more downward. Lynn shared the quote from Mark regarding pea stone for the playground.

Debbie made a Motion to accept the quote from Mark for $525 for two loads of pea stone and for spreading it. Dottie seconded. All in favor. Motion passed. (202507)

There appears to be a leak in the kitchen area. Bob will check it out after it rains.

It was suggested that we add a pavilion to the playground. Liz reminded the Board that the clubhouse has foundation issues and we could also be looking at a new roof. She emphasized sticking to the budget.

X. Old Business

Mill Creek/fallen tree

There was a discussion about who is responsible for maintaining Mill Creek. (Mr. Adkins has reported there is a fallen tree that is causing a log jam.) The Board contacted Maria Mazzone and her husband, Rob. They have helped with Mill Creek clean up. Maria referred the Board to EGLE. The Board is going to contact Worth Township, Sanilac County, and EGLE about this issue.

XI. New Business

John discussed a recent email on playground safety that Michele Hirschfield sent to the Board. John read the Act and felt it did not apply to us and applied more to public parks.

Lynn brought up the issue of proxies. There was a concern last year about how many proxies one person can bring to an election. Lynn would like to get a legal opinion on this before our Trustee election in July.

Kyle posted signs for the Euchre party at 7:00 pm.

XII. Adjournment

John made a Motion to adjourn the meeting. Liz seconded. All in favor. Motion passed. (202508)
