Board of Trustees Meeting

May 17, 2025

I. Call to Order

The meeting was called to order by association President, Bob Alimpich, at 9:00 am.

II. Trustees Present

Bob Alimpich, Debbie Bonneau, Janice Hall, John Medovarsky, Don McColman, Lynn Secord, Dottie Schulte, Sandy Warner, Liz Alimpich was absent.

III. Reading of the August 3, 2024 Minutes

Debbie motioned to accept the September 28, 2024 Minutes as read. Dottie seconded. All in favor. Motion passed. (202501)

IV. Treasurer’s Report

Bob gave an overview of the financials in Liz’s absence. No official report was available. He reported that we had $57,000 in our account, $21,000 in a CD, and about $20,000 in accounts receivable. He said there has been a change in how to put liens on properties. John suggested that the Board have a session to start calling people regarding their past due bills. A house on Yale was recently sold on auction and we lost the dues that were owed to us. A date will be set to contact people in arrears.

V. Member Comments/Concerns

Mr. Adkins requested that a correction be made on the September 28, 2024 minutes where a homeowner suggested that Mr. Adkins had cut down some cedar trees on Lexington Heights’ property and put in two planters. A Board member looked at the planters and it was clear the planters had been there for years. There was a discussion as to a log jam in Mill Creek and the potential erosion problems. The Board agreed to help dislodge the log jam this summer. Mr. Adkins said Board members are asked to notify him before visiting his property.

VI. Clubhouse Manager-Jan Britz

Jan will be decorating the clubhouse with a 50’s theme for the Saturday, June 7, event. She has a lot of fun props. The Welcome Back/50’s dance will start at 6:00 pm. It is a family friendly event. Jan will give swing and hand jive lessons. Please bring a dessert or appetizers to share and your own beverages. Jan Hall and Lynn will help with this event.

Sandy and Jan Britz will take care of purchasing plants for the planters outside the clubhouse.

There appears to be a leak in the kitchen ceiling. Bob will check it out,

VII. Bluff/Parkway-Debbie, Liz, Lynn, Sandy

Phase Two of the Bluff Report is on the website under Minutes. There was a discussion about the best way to rid the bluff of grapevine and what herbicide can be used. Debbie has stakes that can be placed at the source of the plant to identify the root. There was also a discussion about eradicating bamboo and phragmites. Last fall, we did cut down some bamboo and used a vinegar solution on it. The committee is hoping to do some spring cutting of the bluff. We are also looking at adding some geo-webbing in bare areas. Sandy will investigate the geo-webbing, Jan Hall noted some areas where we need to add dirt.

VIII. Beaches/Boat Ramp

Water is low and the beaches are big. Dottie reported that the beaches are relatively clean. Ladders CAN NOT be affixed to the jetties. We do not want to affect the structure of the jetties. Jan Hall contacted Billy Matthews to look at the jetties that need repair. The Board is looking at repairing three jetties that are in the most need of repair. John Medovarsky has been actively pursuing competitive quotes on the repairs. Bob Alimpich has the white Oak boards that are needed for the repair of the boat ramp. John will contact Parker to make the repairs. Parker will install the boat ramp when the lake is calm.

Lynn made a motion to raise the cost of a boat ramp key to $35. Don seconded. All in favor. Motion passed. (202502)

Dottie expressed a concern over the kayak stand that was recently built on the Maple beach. She said there are names on the stand for storing kayaks. She thought that when a kayak stand was built that all residents could use the stand. She feels that the stands should be for the for community use. Permission must be obtained from the Board before any stands can be built on the beach. Permission was given for the resident to build this stand. There was a discussion about the removal of all kayaks from the beaches every fall.

VIII. Clubhouse/Playground

Jan Hall would like to post some safety signs on the playground. She is looking into some mats that would be placed under the swings and merry-go-round. Adding peastone to the playground was discussed. Jan will research more information regarding playground safety issues. The playground can only use commercial grade equipment. Jan will work on cleaning up the playground and John will spray for weeds with an environmentally friendly weed killer. Thanks to Kim Coburn for his help in burning the twigs and branches that John has been cutting on the playground.

There appears to be a leak in the kitchen area. Bob will check it out. Bob stated that the roof is in good shape. He will also be looking at the foundation of the clubhouse.

Dottie planted a new Maple tree in front of the clubhouse.

IX. New Business

Budget Presentation

Sandy, Liz, Bob, and Don worked on a budget over the winter. Sandy presented a proposed budget to the Board for review. The Board made suggestions. Sandy will make some adjustments. The Board is planning on presenting the budget at the Annual meeting in June.

Sandy made a Motion to relocate concrete and place it under the Ivy stairs not to exceed $1,500. Dottie seconded. All in favor. Motion passed. (202503)
