Annual Meeting
June 28, 2025
I. Call to Order
The meeting was called to order by association President, Bob Alimpich, at 10:04 am.
II. Trustees Present
Bob Alimpich, Liz Alimpich, Debbie Bonneau, Janice Hall, John Medovarsky (excused), Don McColman, Lynn Secord, Dottie Schulte, Sandy Warner
III. Invocation
Steve Minnick led the community in a prayer remembering those that have passed away and asking for God’s blessings on Lexington Heights.
IV. Pledge of Allegiance
Bob Alimpich led the community in saying the Pledge.
V. Reading of the August 17, 2024 Minutes
Debbie motioned to accept the Minutes as read with the following correction. Debbie aid to change on p. 6 to Maple and Laurel. Ben seconded. All in favor. Motion passed. (202511)
VI. Treasurer’s Report
Liz reported that we have $64,434 available. The accountant was in this week and said the books are in good order. The letter will be posted on the website from the accountant. Liz presented a profit and loss statement. Sandy presented a budget. It is based on an income of $99,000. $10,000 is set aside in a contingency fund. Operating costs take up much of the budget. Operating costs include taxes, insurance, postage. office supplies, and utilities. Money is spent from January to June. Trash collection is the biggest expenditure. She also pointed out that the budget was divided fairly between the bluff/parkway, clubhouse, and beaches/jetties as those are our biggest assets.
VII. Introduction of New Members
There were not any new members in attendance. However, Karen C. took a folder for a new homeowner on Rosewood.
VIII, Committee Reports
Clubhouse – Jan Britz
Jan said that she is still learning. There will be a dance on Saturday, July 12. Potluck at 6:00. $5.00/per family to cover the cost of a DJ. Come join the fun!
Bluff/Parkway – Sandy, Liz, Debbie, Lynn
Lynn reported on the Bluff Committee’s goals:
#1 Priority is to maintain the stability of the bluff and preserve Lakeview Drive
Maintain views from all benches and staircases
To rid the bluff of invasive species particularly phragmites and bamboo
To remove vines from existing trees
To try to find the root of grapevines and eradicate
To remove trees that jeopardize staircases, jetties, or Lakeview Drive
To keep grass between 6 inches and 10 inches to slow run off
To build berms along the bluff to slow erosion
Started work at Woodside this season
Shawn has worked 18 hours this season.
Got a quote on the Ivy tree that is partially dead (about $2,800)
To trim some hardwoods this season

Beaches/Boat Ramp/Jetties – John, Don, Dottie
Dottie walks the beach regularly. She reminded people to clean up after themselves and to remind guests to do the same. Bob discussed the repairs that were needed this year on the boat ramp. Six or seven boards needed replacing and Bob, Kim, and John installed material to help make it less slippery. Ted Parker was hired to replace the boards this year. Ted had to use heavy machinery to move the ramps and repair them. Bob said the ramp is best for fishing boats and jet skis. Bob also mentioned that he is thinking that repairing the caps on the jetties is not necessary and that our money might be better used by restoring the jetties that were cut down. He said that we will discuss this further at a regular Board meeting.
Clubhouse/Playground – Jan, John, Bob
Jan would like to do more on the playground, but State guidelines must be followed. She asked if anyone in the community has been involved in a playground renovation to please contact us. She suggested adding a pavilion or horseshoe pits. However, our budget is limited. Bob discussed going under the clubhouse. It’s on his list. Bob also talked about the bench on Rosewood. Reid and Bob worked all day to lay the new cement pad for the bench. The bench needed new legs and those had to be welded on. The bench has been sanded and an protective stain has been applied. It is close to being reset. Bob mentioned the benches are made from exotic wood and he feels we need to maintain all of the benches.

Lynn nominated Jan Hall. She accepted.
Lynn nominated Bob Alimpich. He accepted.
Lynn nominated Dottie Schulte. She accepted.
Dottie nominated Lynn Secord. She accepted.
Glady nominated Julie Hayden. She accepted.
Liz nominated Diana Larsson. She accepted.
Dottie nominated Karen Callus. She declined.
Glady was nominated. She declined.
Debbie Bonneau was nominated. She declined.
Ben motioned to close the nominations. Dottie seconded.
X. Old Business
Dottie said that we have 115 members on Facebook (The Official Lexington Heights Inc.). She requested that people answer the three questions, that way she can verify that you are a member of Lexington Heights.
We need a Block Captain for Walbridge. Karen Callus volunteered to do Rosewood until someone else volunteers.
CPR class – She would like to offer another CPR class for the community. She asked for a show of hands of people interested. Some people are interested, and she will investigate offering another class. We do have an AED for the clubhouse. We need to order a mount for it.
XI. New Business
Stuart Weidenbach on Pine and Lakeview has volunteered to redo our website. The target is fall. He has also has a prototype for signs to be placed at the base of the staircases to identify from the beach where you are on the beach. These will cost about $200 including posts.
XII. President’s Report
Bob encouraged the membership to become involved by volunteering. He also asked the community to be respectful of Board members and to allow them to do their job.

XIV. Membership Comments
Kurt Reise on Grove wanted to know when Tom Wilson’s bill will be received and paid. Bob replied before the General meeting.
Kurt made a Motion to move sand to equalize the sand on either side of the jetties and groom the beaches in early spring at the cost of up to $2,000. Ben seconded the Motion. All in favor. Motion passed. (202513)
Larry M. on Rosewood wants the Board to cut more than just at the benches and staircases. He would like to see more sumac cut down along Lakeview Drive.
Steve M. on Satinwood expressed his concern about cars illegally parking at the boat ramp. There was a discussion about this issue. The consensus was to call the sheriff. Sandy suggested that it was important to call the sheriff. Renee said the people that park there are not from the Heights.
Patrick from Grove expressed a concern about dead fish in Mill Creek. He would like to see the water tested. Bob invited him to attend our next meeting on July 12.
Kurt R. on Grove questioned the $20,000 in delinquent dues. Bob said that of August 1 that past due notices will be addressed. Sandy commented that figure is not an annual figure because it reflects some long term overdue accounts with multiple liens. She said most people pay their dues.
Kevin C. on Ivy made a Motion to buy two new microphones. Bob said we just need to buy new batteries. The Motion did not carry.
Debbie B. said there will be a meeting at Worth Township on July 2 regarding the alleged neglect of duty.
Debbie also mentioned that our 911 services will be coming out of Croswell now and not Lexington.
Sue on Maple had a concern about the rocks on our roads making it hard for people to ride bicycles or push a stroller. It was suggested she call the road commission at Sanilac County. These are county roads. Other people said they were happy with the roads because of better drainage and less dust.
Patrick on Grove would like to see some floatation device on the beaches for a rescue. He also mentioned that he does spear fishing far out in the lake and please do not call the Coast Guard.
Kurt R. on Grove addressed the log jam in Mill Creek. He would like to get some volunteers to dislodge the log jam. Bob said we can discuss this at the July 12 meeting.
