Board of Trustees Meeting

June 14, 2025

I. Call to Order

The meeting was called to order by association President, Bob Alimpich, at 9:00 AM.

II. Trustees Present

Bob Alimpich, Liz Alimpich, Debbie Bonneau, Janice Hall, John Medovarsky, Don McColman (excused), Lynn Secord, Dottie Schulte, Sandy Warner

III. Reading of the May 31,2025 Minutes

Debbie motioned to accept the May 17, 2025 Minutes as written. Dottie seconded. All in favor. Motion passed. (202509)

IV. Treasurer’s Report

Liz reported that she misread the amount on May 31. She looked at the wrong line. The correct amount was $51,415. She reported that the checking amount currently is $61,864.36. A deposit of $18,525 was made. Sandy pointed out that the date is wrong on the statements. It says 2024 and not 2025.

V. Member Comments/Concerns

Kurt R. on Grove pointed out that a main plat marker is on the side of the Zenith steps. It must have gotten moved or displaced in the construction of the Zenith steps.

He also expressed a concern about an algae bloom near a culvert on Grove/Mill Creek. Kurt suggested that a sewer line could be leaching into the creek. The Board discussed getting a water sample from the area. There is not any smell.

Kurt also noted that someone dumped some patio stones on Grove. He cleaned up the patio stones. Thanks to John McCarrol for allowing Kurt to use his dumpster to dispose of the stones.

There was also a discussion of a lot on Zenith and Emerson where a lot of debris is piling up. Sandy suggested asking a resident on Zenith to watch for illegal dumping.

Glady S. on Maple expressed a concern about the Board taking on the responsibility of cleaning up Mill Creek. She reminded the Board that Worth Township (DPW) releases water from the lagoons into Mill Creek. She feels that Mill Creek is the responsibility of Worth Township and Sanilac County. There was a discussion about proper permitting for any work done in Mill Creek. Glady suggested that the Board make a complaint about the algae that Kurt reported.

Kristy Z. on Lakeview reported that her Pod has been removed from her property and that she plans to build a garage. She has also turned off her audible alarms because neighbors didn’t like them. Her alarms are still working and she asked people to stay off her property. She asked about building a privacy fence. She was referred to Worth Township regarding building and zoning permits. She also questioned why we didn’t get three bids for our lawn cutting services. Bob said that when we use a contractor and we’re happy with their work and they don’t raise their prices, we stay with that contractor. She also expressed a concern over licensing and insurance for contractors. She wanted to know about large item pick up. The Board told her to call Emterra for large item pick up.

VI. Clubhouse Manager-Jan Britz

Jan asked about dates for rentals in 2026. The Board sets the calendar in September for the upcoming year and will take the rentals into consideration then. On Saturday, July 12, Jan will help host a dance party at the clubhouse at 6:00 PM. It will be a potluck. Guests are asked to donate $5.00 for a DJ.

VII. Bluff/Parkway-Debbie, Liz, Lynn, Sandy

Shawn is scheduled to continue working on maintaining the bluff on Monday, June 16. Lynn said that Shawn trimmed some bushes that are growing near Woodside. Lynn tried to ID those bushes last year but doesn’t know what they are. He also cut in front of the bench on Woodside. Shawn also took down two dead tree stumps near the boat ramp. The goal is to maintain what was cut last year. Sandy discussed doing some hardwood cutting. This will be done later in the summer.

VIII. Beaches/Boat Ramp

John is concerned about the amount of sand accumulating on the boat ramp. The area near the boat ramp where the ramp was stored needs to be weed whipped. John has a sign reminding people to be careful on the boat ramp. He will post it on the pole near the boat ramp.

There was a discussion about labeling/numbering the jetties. John will investigate buying a metal stamp to number the jetties. The paint is wearing off the jetties that he used last year to number some jetties. This is important so that when contractors bid a job they know which jetties we are referring to for repair.

IX. Clubhouse/Playground

John will spray the playground this weekend when it’s not being used. Mark Hayden will spread peastone on the playground this week. John also inspected the playground and found one bolt that needs replacing on the climbing structure. Dottie volunteered to replace the bolt. Dottie has two picnic tables that she will donate for the playground. She will use epoxy to repair a small crack on the table. Jan has a few signs for the playground to post. Dottie will help her post the signs. The garbage/trash needs to be empied on the playground. John asked whose responsibility it is to empty the trash on the playground. Julie stated it is the clubhouse manager’s job. John said he will empty it. Julie reminded him to make a few holes in the bottom of the bag for drainage. Bob said that he still plans to go under the clubhouse to look at the foundation and floor joists.

X. Old Business

Budget Presentation

Sandy presented a budget for the Board to review. There was a discussion of the budget. Sandy will make the changes the Board suggested, and she will present it at the Annual Meeting on June 28. Debbie made a Motion to accept the budget with corrections. Dottie seconded. All in favor. Motion passed. (202510) The budget will be posted on the website when it is finalized.

There was a discussion of a CD that is maturing. It was suggested that we renew the CD for six months at 3%.

After August 1, delinquent accounts will be pursued.

Sandy thinks the budget clearly shows that 50% – 56% of the budget is spent on operating costs. The Board thanked Sandy for her work on the budget.

There was also a discussion of the jetty repair bids. Jan has not received a quote from Billy Matthews.

Mill Creek/fallen tree

Debbie shared this information from a DEQ publication. “If a tree is embedded in the lake or stream such that bottom sediments or the banks of the inland lake or stream will be disturbed during the removal of a fallen tree, a permit is required. Because fallen trees provide important fish and wildlife habitat, the DEQ recommends that as much of the tree remain in place as possible and that the embedded pieces of the tree be cut off to avoid disturbing the lake or river bottom or banks.” (MI Dept. of Environmental Quality, Water Resources Division) Lynn and Debbie will draft a letter to Joe Allen regarding the fallen tree.

Election/Proxies

Tom Wilson advised the Board that people can bring multiple proxies and vote for deeded residents that are not able to vote in person. Anyone on a deed has one vote. This is how it has been done in the past. Deeds are verified before proxies are accepted.

Maggie would like to offer another CPR class at the clubhouse.

Dottie needs Block Captains for Worth, Rosewood, and maybe Woodside.



XI. New Business

The Election Committee will be Liz, Debbie, and Sandy. Sandy would like to have more dates open for early voting. The Committee will determine this issue. The Trustee election is on Saturday, July 26 from11:00 AM –3:00 PM.

The Burtchville Fire Dept. has requested a key to our boat ramp in case they need to launch their Zodiac.

John and Jan Hall will chair the annual Alyce Warren’s Children’s Parade on July 6 at 12:00 Noon. There was a discussion about ice cream floats or ice cream cups. Pop will be served.

There was a discussion regarding the Annual Meeting. John will not be present. He will be out of town, but back in time for Euchre that night. Bob will buy donuts. Debbie will make coffee. Dottie will help with wrist bands. Debbie will ask Glady and Tim to help with check in. Lynn will ask Julie to help. Jan Hall and Lynn will set up on Friday, June 27.
