Board of Trustees Meeting

July 26, 2025

I. Call to Order

The meeting was called to order by association President, Bob Alimpich, at 9:00 AM.

II. Trustees Present

Bob Alimpich, Liz Alimpich, Debbie Bonneau, Janice Hall, John Medovarsky, Don McColman, Lynn Secord, Dottie Schulte, Sandy Warner

III. Reading of the July 12,2025 Minutes

Debbie motioned to accept the July 12, 2025 Minutes as written with two typographical errors. (mat to may on p. 2 and an additional t in section XI) John also noted that he had already reached out to the sheriff for the General Meeting on August 16. Don seconded. All in favor. Motion passed. IV. Treasurer’s Report

Liz reported a balance of $107,798.34. Sandy passed out a copy of the budget detail. It was discussed that Sandy and Liz work on the budget together. Debbie thinks we only need to review this once a month and not every two weeks. Sandy noted that we haven’t paid Tom Wilson for moving the sand (concrete) from the fall. The budget is a work in progress. Sandy feels that the Board needs to see the expenses every two weeks. There was a discussion about the use of Quicken for our bookkeeping.

V. Member Comments/Concerns

Kurt R. on Grove has been calling Sanilac County for two weeks requesting the results from the water testing. He has not received any results. He suggested that the Board should write a letter asking for a dye test so it can be determined if there is a leak in the sewer line near Grove and the boat ramp. John has written to Walt Badgerow, Worth Township Supervisor, and Bryant Wilke, Sanilac County Health Department, regarding the odor from the pumping station on Grove. The responses from both have said that the station is working properly. John will follow up with another letter stating our concerns and asking for a dye test of the system. John has also tried contacting EGLE with phone calls and email. He has not heard from EGLE. Dottie shared a link to MI Lakes and Streams. Glady suggests that we follow up with the Health Department. Lynn will post the letters on our website.

VI. Clubhouse Manager-Jan Britt

Jan said the party on July 12 was fun and she received some positive feedback from community members. She would like to host a Hippie Fest on Saturday, August 9, at 6:00 PM. Bring a dish to pass and BYOB. This is a family friendly event. Jan Hall will help out with the party. Sandy worked with Jan on a job description for the clubhouse manager and sent it to all Board members.

VII. Bluff/Parkway-Debbie, Liz, Lynn, Sandy

Debbie discussed meeting with Ricky from Niro Aquatic Services LLC. regarding the removal of the groves of invasive phragmites growing on the Oak ramp. Phragmites are an aggressive invasive plant. This company does not use chemicals, which is a concern being so near the lake. He pulls the plants from the roots. Debbie strongly urged the Board to consider this project. Sandy suggested that we could move some money from the berms to help cover the cost. Debbie asked if the Board had watched a video about the Tree of Heaven. That is another very invasive plant growing on the bluff. This topic is tabled until August 9. The Bluff Committee will meet before August 9 to make a recommendation to the Board. Shawn is scheduled to trim on Monday, July 28. (Unfortunately, he canceled due to car issues. We will reschedule asap.) There was a discussion about the Oak ramp. Jan is concerning rototilling part of it. Sandy and Jan will look at this project. Debbie suggested adding limestone to the ramp to make it less slippery.

VIII. Beaches/Boat Ramp

Dottie reported finding some trash on the beaches. She thinks it would be helpful for rental properties to post that golf cart drivers must be 16 years of age and drive 15 mph and for guests to remove all trash from the beaches. There was a discussion about a Sanilac County ordinance that dogs must be on a 6-foot-long leash. Worth Township has hired the sheriff to patrol Worth Township. John has purchased a metal stamp to number the jetties. Liz requested that John obtain a quote to repair the Ivy jetty.



IX. Clubhouse/Playground

Bob and Jan went under the clubhouse to inspect the foundation and floor joists. The clubhouse is about 34 feet by 110 feet with two main beams running east to west. There was evidence of some dry rot in the floor joists. The foundation (on the north) does need repair. The gutter runoff needs to be directed away from the foundation. Jan wants to see the gutters cleaned out. Sandy suggested using a rain barrel to collect the runoff. Bob will put together a complete plan as to what needs to be done to the clubhouse. He feels that the basic structure is good. There was a discussion about preserving the clubhouse for future generations. Debbie suggested that we may have to do a special assessment to pay for the repairs needed Dottie has installed some playground safety signs. There was a discussion about scraping the driveway to repair the potholes. If the potholes are just filled, the potholes will reappear. Liz feels that the driveway must be scraped down to successfully repair the potholes.



X. Old Business

Bob asked Kurt if he would help put up a few Parkway signs on Grove. Sandy thinks that if volunteers want to clear the log jam in Mill Creek a permit does not need to be pulled.

XI. Election Committee – Liz, Debbie, Sandy

Election Committee is ready for voting from 11:00 – 3:00 PM.

XII. New Business

Jan would like to see a handrail installed on the Oak ramp. This would have to be budgeted for 2026 and quotes would need to be obtained.

Dottie spoke about being more patient and tolerant of different opinions of community members.
