Board of Trustees Meeting

July 12, 2025

I. Call to Order

The meeting was called to order by association President, Bob Alimpich, at 9:00 AM.

II. Trustees Present

Bob Alimpich, Liz Alimpich, Debbie Bonneau, Janice Hall, John Medovarsky, Don McColman, Lynn Secord, Dottie Schulte, Sandy Warner

III. Reading of the May 31,2025 Minutes

Debbie motioned to accept the June 14, 2025 Minutes as written. Don seconded. All in favor. Motion passed. (202515)

IV. Treasurer’s Report

Liz reported that a balance of $116,019.13. Collections will be looked at in August.

V. Member Comments/Concerns

Stuart Weidenbach reported that the beach street signs are ready for installation. The project cost under $200. Bob, Jan, and Stuart will install the signs at the bottom of the staircases on Monday, July 14, at 9:00 am. He is also working on establishing a more reputable hosting service that supports WordPress and Elementor. He will back up existing content to the new site. We will continue to pay Penguin for the domain name. There was a discussion about which web host to use. It was decided to allow Stuart to choose. A Motion was made “To allow Stuart to build a new website for Lexington Heights Inc. with a budget of up to $400.” Debbie made the Motion. Dottie seconded. All in favor. (202516) Bob asked Stuart to work on a poster for the Corn Roast on August 23. Sharon Garmany donated $2,000 to cover the expenses of the corn roast in honor of her husband, Bob.

Kurt R. on Grove is concerned that the Board is getting bids to cut down a tree on the bluff at Ivy. The Board is watching the tree because it is half dead. The Board is gathering information on what to do with the tree.

Glady thanked John for a great job on the parade. We had about 21 golf carts, 20 bicycles, and many walkers. The variety of ice creams were very popular. The reason the parade has traditionally held on a Sunday is because the Lexington Village parade is always held on Saturday, and many families enjoy going to watch the parade in town and some families may participate in the Lexington parade.

Kurt R. on Grove questioned the No Parking signs in the boat ramp area. He doesn’t think those signs were put up by the Sanilac Road Commission. He suggested that a private citizen put up those signs and, consequently, the Sheriff mat not enforce the no parking.

VI. Clubhouse Manager-Jan Britz

John apologized to Jan Britz about the mix up with her dance performance. Jan discussed the plans for the Potluck/Dance to be held on July 12. She procured a gift certificate from George’s as a raffle prize. Jan expressed an interest in having a Children’s Day. Bob said we could plan that for next year.

There was a discussion regarding Clubhouse procedures. Clubhouse procedures include locking all cabinets and the office door, code for the door is only for Board members, and supplies in the kitchen are to be used only for Board events. (not private parties)

John mentioned that there were 24 people at the last Euchre party. He was pleased with the participation.

VII. Bluff/Parkway-Debbie, Liz, Lynn, Sandy

The bluff committee met with Ricky from Niro Aquatic Services LLC. regarding the removal of the groves of invasive phragmites growing on the Oak ramp. Phragmites are an aggressive invasive plant. This company does not use chemicals, which is a concern being so near the lake. He pulls the plants from the roots. We also discussed planting a native seed mix to the area once the phragmites are removed. He could also rototill the area. He said that now is a good time to address this issue because the plants are still young. Phragmites can grow to 18 or 20 feet tall. He will send us a quote. John mentioned a concern about erosion after removing the phragmites.

Last fall, the Bluff Committee used a strong vinegar solution on some of the phragmites on the Oak ramp after they were cut down. We are not sure of the effect of the vinegar. Since it was our first time applying the vinegar, we were not sure of how much to use.

Debbie shared a video on another invasive called the Tree of Heaven. The video helps to identify this invasive. There was a discussion that Sumac is a native plant to MI.

VIII. Beaches/Boat Ramp

There was a discussion about labeling/numbering the jetties. John will buy a stamp to label the jetties.

We have received good feedback regarding the traction material used on the ramp.

Debbie would like to plant some iris bulbs down near the boat ramp. She would need about 10 yards of dirt to do this project. There was a discussion about contacting the Sheriff assigned to Worth Township to patrol the boat ramp. Sandy will contact the Sheriff. It was also discussed to have the Sheriff come to our General meeting in August.

Liz suggested that $2,000 be moved from the events section of the budget to the jetties to be used for jetty repair. Sandy reported there was $4,500 in the budget at this time.



IX. Clubhouse/Playground

The Board thanked John McCarrol on Lakeview and Kim Coburn for trimming the hedges at the clubhouse. JohnMedovarsky will trim some Willow branches that may scratch cars driving down Pine. Dottie will help Jan install some playground signs. There was a discussion regarding a few water spots (drips) inside the clubhouse. Bob said that he still plans to go under the clubhouse to look at the foundation and floor joists.

X. Old Business

John shared a letter that Great Lakes subdivision had received from Joe Allen, Sanilac County, concerning Mill Creek. This letter was written to Great Lakes and a copy was shared with John. There was a discussion about fallen trees in the creek and who is responsible for the removal.

Bob gave Kurt R. permission to speak about water quality. Kurt has a concern about leakage from the sewer system. Kurt had Sanilac County Health Dept. visit and take water samples near the seawall on Grove. When the results are available, Kurt will share the results with Bob. Kurt also mentioned that the red light is blinking on the Grove sub-station. The red light indicates that a filter needs to be changed or there is a malfunction with the system. Kurt said that Worth Township covered the light with a PVC pipe so the light couldn’t be seen. John will follow up on this concern. John said that if the lift stations are working properly, there should NOT be a smell. If the red light is flashing, community members should call and report it to the Township.

Debbie questioned that the water hydrants in the Heights have not been flushed.

The Board thanked Kurt for calling Sanilac County and getting water samples taken.

Sandy expressed her concern about Worth Township management.

The fallen tree on the beach leaning on the jetty (north of Walbridge) is not a priority. The Board doesn’t feel that it is putting undue strain on the jetty. However, if any volunteers want to remove any part of the tree off the jetty, it would be appreciated.

XI. Election Committee – Liz, Debbie, Sandy

Sandy held absentee voting on Friday, July 11. Absentee voting will also be available on Friday, July 18. (12:00 – 2:00) t 7118 Lakeview

Voting will take place from 11:00 – 3:00 on Saturday, July 26 at the clubhouse. Glady will handle the proxies brought in. Liz will be available to check names on deeds if needed. Debbie, Tim, Renee, and Sandy will help with the elections. Sandy will check outdoors to make sure that there is no campaigning within 100 feet of the door. Tom Doetsch will be present for the counting of the votes. Liz will leave the building before any counting starts.

XII. New Business

Bob would like the Association to buy a gas-powered pole saw. Sandy will price a few out from ACE.

Lynn reviewed a list of projections with the Board. The list included such items as relacing a bolt on the climbing structure on the playground, numbering the jetties, hanging the signs on the playground, installing the AC unit, digging a trench on the Oak ramp to help with drainage etc. Board members volunteered to help. If you’d like to help with the trench on the Oak ramp, Saturday July 19 is when Sandy and Jan will work on that project.
