Board of Trustees Meeting
July 27, 2024
I. Call to Order
The meeting was called to order by association President, Bob Alimpich, at 9:01 am.
II. Trustees Present
Bob Alimpich, Liz Alimpich, Debbie Bonneau, Janice Hall, Diana Larsson, John Medovarsky, Don McColman, Lynn Secord, Dottie Schulte
III. Reading of the July 13, 2024 Minutes
John motioned to accept the July 13, 2024 Minutes as read. Debbie seconded. All in favor. Motion passed. (202417)
IV. Treasurer’s Report
Liz presented Profit and Loss and Balance sheets. Total current assets are $139,861.42. Total accounts receivable are $32,072.85. They will be starting collections in the next few weeks. We have spent $1,530 on cutting the bluff. We have $8,470 left in the budget for bluff cutting.
V. Member Comments
Kurt on Grove requested the Board’s approval to cut the cable at the boat ramp that is on the ground. The Board gave him permission to do so. He is also asking the Board to allow golf cart parking south of the boat ramp chain. The Board will look at the area and discuss it at a future Board meeting.
Glady on Maple complimented the Board on the installation of the new railing at Zenith. Glady also reported that someone is saying that the Board is planning on raising the dues. Bob said that the Board has no plans to raise the dues. The Board has not had any discussion about that topic.
Glady presented a plan from Lisa Woodcox (7350 Maple) to build a kayak stand on the Maple beach. She presented a drawing with dimensions and design. Dottie motioned to approve Lisa Woodcox’s plan to build a kayak stand on Maple beach. Diana seconded. All in favor. Motion passed. (202418) Debbie will oversee the project.
Sandy on Lakeview reported that the bylaws link on the website needs to be checked. Lynn will check it out. Sandy also wanted to know if the Board was planning on printing the bylaws. Lynn will print one copy for the clubhouse. Lynn also noted that all the changes in the bylaws are posted on the bulletin board at the clubhouse.
Dottie said a neighbor wanted to dedicate a bench in remembrance of Donna Fuhr. There was a discussion about this topic. It was suggested a tree could be purchased and planted in honor of a loved one.
Kurt on Grove would like to see the war memorial plaque be replaced. There was a discussion of the names that were on the plaque. It was suggested that a new plaque could honor all who have served.
VI. Committee Reports
Clubhouse
Julie has new table skirts. Jan Britz on Laurel may be interested in being the clubhouse manager. Julie is hoping to meet with her this week. Jan Hall has volunteered to power wash the clubhouse. Julie thanked Lynn, Jan, and Kim Coburn for cleaning up the playground. John also cut branches that were overhanging on the playground. Lynn wrote Kim C. a thank you for his help around the clubhouse. Julie asked to be informed of any work being done at the clubhouse and the playground.
Bob came into the clubhouse a few weeks ago and found some water near the double doors. He said there is a dip in the roof in that area. He will get on the roof and check on it. The roof is 14 years old. Julie thinks Woodruff did the roof.
Bluff/Parkway
The berming project has been slowed down due to the rain. The dirt needs two or three days to dry out. Debbie suggested finding where the roots of the vines are located and in the fall clipping the vines at the base. It was also mentioned that block captains should check their staircases for vines. Debbie thinks people should sweep the stairway decks or use a leaf blower to remove the sand. Bob would like to use a compressor to blow out the sand from the steps to prevent the steps from rotting. Lynn would like a Lexington Heights property sign to be placed near the Zenith steps. Lynn provided slips of paper to be put on cars that are illegally parked.
Beaches/Boat Ramp
John met with JB Welding, Jeff Bugaiski. There are two proposals for jetty repair. (Please see the website for John’s jetty report.) One is all inclusive and the other one is hourly. Most of the jetties need some repair. Jeff has 1,000 feet of lead. One quote was for $17,325 with $5,000 down to do all the repairs. The other quote is an hourly rate. This includes the two jetties that are bowing. Jeff would do 100 feet of banding sea channel He would then weld it so it can’t bow out. If we don’t want the sea channel, it would reduce about $600 from the quote. There was a discussion about moving sand to alleviate the bowing issue. Bob asked Kurt to voice in on this subject. Kurt discussed how a different grade of steel was used for the back panels near the bluff. Kurt thinks that sheeting needs to be replaced. Kurt also thinks the tie backs at the boat ramp jetty need to be addressed. Don noted the water level is up about one foot. Lynn will forward the quotes to all Board members. Kurt thinks we should put this out to bid. Bob said it’s done online now. Bob said we need a bid sheet and spec it out. John and Bob will get together and look at every jetty.
The boat ramp is working well.
Dottie said that two sections of a tree came down on the Ivy beach. Dottie said it should be burned.
Lynn will get a burn permit from Worth Township for Lexington Heights Inc. If a Board member is burning on a beach, please call the non-emergency number to let the fire department know that you have a fire.
Sewers
Don checked with a neighbor on Zenith and she said there is not any odor near the pumping station on Zenith.
VII. Old Business
Dottie is working on inviting people through their email to the Official Lexington Heights Facebook page.
The Ivy light is on continuously. Dottie will call DTE. She tried to report online and was not able to report it.
Diana will donate a Lexington Heights flag to the clubhouse.
Corn Roast: There was a discussion about who will do the beer at the corn roast. Sandy Warner has a tent that she will donate.
Debbie brought up Tom Wilson’s bill. Bob said that he personally doesn’t think it’s an issue. The money is in our account collecting a little interest and we will get a bill. Debbie said it’s the association members that will bring it up. Bob said they can bring it up and he will say the same thing.
Lynn wanted clarification on the $139,861.42 if that amount includes the $15,000 owed to Mr. Wilson. That amount does include the $15,000 owed to Mr. Wilson.
Bob wished everyone good luck on the election today.
